Acceptance of these terms through use of our website.

By using our website, you signify your agreement to all terms, conditions, and notices contained or referenced herein. We reserve the right, at our discretion, to update or revise these terms. Please check the terms periodically for changes. Your continued use of our website following the posting of any changes to the terms constitutes acceptance of those changes. If these specific terms with respect to the use of our website are not accepted in full, you do not have permission to access their contents and should therefore cease using our website immediately.


Information on this site is posted in good faith and updated regularly, but we cannot guarantee its completeness and accuracy. Under no circumstances whatsoever shall we be liable for any third party claims for any error or omission on this site. We reserve the right to change, update or delete any information on this site without prior notice. We do not warrant that our site will be available at any particular time or location; that any defects or errors will be corrected; or that the content is free of viruses or other harmful components. If you place a booking with us, then the booking terms apply to your contract with us. In the event of any inconsistency between the booking terms and the site terms, the booking terms prevail.

All rights, including copyright and database right, our websites and their contents, are owned by or licensed to us, or otherwise used by us as permitted by applicable law. In accessing our website, you acknowledge and agree that copyrights, trademarks, service marks, patents, trade secrets, or other proprietary rights and laws protect all content available on our site. Except as expressly authorized by us, you agree that you will access the contents solely for your own private use but not for any commercial or public use.

The copyright in all villa reports, photographs, images, maps, tourist resort information and other material on this site rests with us or our suppliers. Your access to the material does not give you a licence to reproduce, distribute or otherwise use this material, apart from downloading it onto one computer for your personal use only. You may link to the home page of this site, but may not deep-link or use frames to limit the complete and full intended use of this site. You may not use in any way these rights or other intellectual property rights in material relating to the site without the prior written consent of us.


Promotional or discounted offers on this site are provided at our discretion. All offers are subject to availability and may be withdrawn at any time.

Third Parties

Reference in this site to any products, services, processes, trade names, trademarks or other information of third parties does not imply or constitute an endorsement, sponsorship or recommendation to you by us. Links to other sites not operated by us are solely for your convenience. We are not responsible for any products, services, processes, trade names, trademarks or other information provided by third parties.

Your responsibility

You must keep secure any means of identification which we supply to you in order to use services on this site. You must supply accurate and not misleading information when using services on this site.


We may change or modify these site terms at any time by posting such changes here.

Legal jurisdiction

All terms, conditions, and notices contained or referenced herein shall be governed by and construed in accordance with the laws of Spain. You expressly agree that the exclusive jurisdiction for any claim or action arising out of or relating to these terms or your use of our websites shall be filed only in Spain, and you further agree and submit to the exercise of personal jurisdiction of such courts for the purpose of litigating any such claim or action.

By paying any amount towards the cost of your accommodation, you fully agree to be bound by the following terms and conditions in their entirety.

Terms of Payment 

There is no legal contract between us until your deposit or a greater amount is received.  The deposit requirement is 25% (unless agreed differently with a Manager) and the final balance of the cost of the accommodation must be paid 90 days prior to your scheduled arrival at the villa.


Should you decide to cancel your accommodation, and have paid a 25% deposit, 75% balance payment, or payment in full on booking, then the following refunds will apply :-

90 days or less – no refund of monies paid

91 days to 180 days – no refund of deposit – 75% refund of the total of any other monies paid

181 days or more – no refund of deposit – 100% refund of the total of any other monies paid

You will not be required to pay anything further towards the cost of the accommodation.

All cancellations by you will be deemed as taking effect from the day we receive notification. To cancel, a telephone call followed by an email is the most suitable method of cancelling a booking. Please note that if we do not respond to a cancellation sent via email within 24 hours (without a phone call), then you should assume that the communication has not reached us.

Under the rare circumstances that we have to cancel your booking, if we cannot mutually agree to an alternative villa, then all monies paid to us will be returned. We offer no compensation for losses incurred by you due to cancellation by us (ie. flight tickets, airport transfers, etc.). It is therefore also a condition that you arrange adequate travel insurance for you and all members of your party.

Complaints and Disputes

We will endeavour to resolve any complaints or disputes that may arise during your holiday. All issues must be raised whilst you are here in resort, and will not be escalated once you have left the island. We are not the owners of the properties, and may not have the authority to action certain requests by you (ie. be relocated to alternative accommodation, requests for compensation, replacement of items of furniture, etc.). We are not obliged to provide you with the owners contact details, but we will guarantee that all communications from you will be reported back to the owners.

Property Damage and Additional Cleaning

Any accidental damage to the property, and/or discovery of damage to fixtures and fittings must be reported on discovery (even if not caused by you)  within 24 hours of the discovery or accident taking place. This includes damage caused by staining to linen and furnishings caused by sun creams. We totally understand accidents happen however honesty is always the best policy. You are obliged to contact our company representative to report any damage caused by you or a member of your party. Additional cleaning can be requested for an additional fee.


It is a condition of booking that you provide your own comprehensive travel insurance. This must cover you and all members of your party for all costs arising from personal injury or death for the duration of your stay at the property.

Your insurance must also cover you in full in the event that we have to cancel your booking. This includes flights, airport transfers, car hire and the cost of alternative accommodation with another company if we are unable to offer accommodation to an equal or better standard than previously booked.

Personal Injury 

We want you to stay safe on holiday and have the best time, however please note that we will not, under any circumstances, consider any claims for compensation arising from personal injuries that occur within the property or the grounds of the property.

Whilst the property may have measures installed to enhance your safety, this in no way implies that we accept any responsibility for your personal safety. If, at any time during your stay, you consider anything untoward may result in an injury to you, or members of your party, then you must immediately contact the Manager on the number provided to you and report this.


We will do our utmost to accommodate any changes you wish to make. However, if we cannot make the changes you have requested, resulting in the cancellation of your booking, then refunds of monies as outlined in the section “Cancellations” will apply.

Passport registration 

The registration of passports to the Guardia Civil has been a legal requirement since 2017 (although many villa management companies still do not adhere to this). Passport details of all guests over the age of 16 must be presented so we can forward them to the authorities. This is a legal requirement. Passports must be presented within 24 hours of arrival in Lanzarote. You can visit us at our office in the town of Playa Blanca (Elite Villa Management, Calle Don Jaime Quesada El Maestro – opposite the Pharmacy).

Loss of Amenities

The ongoing provision of mains water, internet and electricity is provided by a third party, and totally beyond our control. We provide contact numbers for you, and also an emergency contact number for ‘out of office hours’ issues. In the event that loss of electricity or water for a prolonged period occurs in the property, requiring you and your party to be moved to alternative accommodation, we will endeavour to assist with finding something suitable. However, all the costs of the alternative accommodation must be borne by you and reclaimed on your holiday insurance cover.

Accommodation Description 

We have described the property and its surroundings as accurately as we can – we believe in transparency. However, furnishings and fixtures can and may change from our descriptions and photographs.

Third Party Nuisance

We will not be held responsible for nuisance caused by third parties. This includes noise from local building works, dogs, loutish and disruptive behaviour from guests staying in other villas, loud music and traffic noise. Behaviour and noise issues are a matter for the authorities, who will take firm action on this behaviour.
